I. GENERAL DESCRIPTION
I-1 LOCATION
Hotel Villa Casa Blanca is a full service, ocean view hotel located on Playa Ocotal a short 5 minute walk to the beach and 3 km south of Playa del Coco, in the province of Guanacaste. The design and decor of the building is that of an elegant Spanish-style villa that inspires relaxation and comfort for the guests of the hotel.
Playa Ocotal is a gated community located 25 minutes from the Daniel Oduber Airport near the city of Liberia, making Hotel Villa Casa Blanca ideal for both vacation as well as business visitors. This exclusive resort community is a place where travelers can enjoy all the local activities then come home to Ocotal and just sit back, relax and ponder the tropical charm that makes Costa Rica the paradise that it is.
At the moment, and probably for the next 3 to 5 years, Guanacaste is enjoying the hottest real estate market in Costa Rica, and quite possibly the world. I-4 PLAYA OCOTAL BEACH
The beach at Ocotal is generally “tranquilo” (peaceful). It is rarely crowded and always a delight to swim. Some of the best snorkeling in Guanacaste is found right off the rocky points of Ocotal bay. It is a short 5 minute walk for the guests to be picked up for sports fishing, diving, sailing, snorkeling, jet skiing and any other water activity that is available in the area. Ocotal Beach is home to some of the most successful sail fishing boats in the world. You can arrange for a half day or a full day trip from the hotel. |

BREAKFAST ENTERTAINMENT
Hotel Villa Casa Blanca is home to 5 precocious parrots that provide a daily entertainment and pleasure to the guests especially during breakfast time. Paco, Sheila, Susie, and Molly will remain with the hotel. Wally will go with the present owners. The parrots join the guests on the veranda from 6 a.m. until mid afternoon. They usually stay on the perches during breakfast then go down into the garden area to play. |

The total area of construction for Hotel Villa Casa Blanca is divided into two categories – Under Roof and Adjoining Facilities, as described below:

- 2550 sq. feet of upper level (2 ocean view suites, 1 2-bedroom owner’s quarters, 1 1-bedroom apartment rented long term
- 3370 sq. feet of lower level (1 suite, standard rooms, plus veranda)
- 371 sq. feet - total area of laundry facilities and storage
- 624 sq. feet – total area of veranda for serving breakfast and lunch

II-2 POOL
There is a 10’ by 30’ foot very cozy and private pool. The swim up bar allows the guests to enjoy their drinks without leaving the pool. |

II-3 JACUZZI
The heated Jacuzzi forms part of the pool area. It was added in 2003. Because it is part of the pool itself, it utilizes the same water that circulates through the pool. When the heater and jets are turned on, the water stops circulating to the pool and remains in the Jacuzzi to be heated. When the cycle is finished, the water again begins circulating through the system. This saves on electricity and does not require any additional chemicals other than those used daily in the pool. It was constructed by the same engineer that maintains the pool daily. |

II-4 RANCHOS (palapas)
There are two quaint ranchos located on the property. One is in the garden lot with a barbecue and table seating area. It is a great place to have Yoga classes as well.
The other rancho is connected to the main building. It is where the kitchen facilities are located as well as the common area for guests to watch TV, read or just sit and rock. |

II-5 WATER SUPPLY
Water is provided by Aguatal, a private water source for the Ocotal development. All hotel water bills are current. There are 2 meters, one for the hotel and one for the gardens. The hotel also has a back up, 1,000 gallon, storage tank with a 1h.p pump. |
II-6 INTERNET / COMPUTERS
In April of 2006 wireless internet became available not only for reception and administration, but also for the guests who travel with their laptops.
In the hotel, there are 3 computers with UPS back ups and wireless cards. One is in the office where all administrative information is kept. Another is located at the reception desk for handling check ins and check outs. The third computer is for the use of the guests who are not traveling with laptops to get access to the internet.
II-7 TELEVISION
The hotel has 4 Direct TV boxes. There is one television in the hotel rancho where the guests can relax and catch up with daily news, watch movies, or enjoy any of the sports channels.
One of the Direct TV boxes provides music in the reception and breakfast area. This eliminates the necessity to use and keep track of CD’s and the equipment necessary to play them. With this system, CD’s are never lost, never need changing, and the guests always have music.
In the owner’s quarters there are 2 television sets. One in the living room and one in the bedroom.
II-8 TELEPHONES
The hotel comes with 2 lines in the reception area – 670 0448 (tel/fax) and 670 0518. There is a 3rd line in the owner’s suite 670 1110. In addition, there are 2 cell phone lines.
II-9 ELECTRICITY
There are 4 electric meters with system wide surge protection. All 4 accounts are current with the local electricity provider. |
II-10 AIR CONDITIONERS
Each room has a mini split air conditioner with remote control operation. They were installed from 2004 to 2005.
II-11 SEPTIC SYSTEM
The septic system for the hotel was completely replaced in September of 2005. This system was constructed to U.S. norms and was designed to accommodate future expansion without any problem.
II-12 LAUNDRY FACILITIES
The hotel is equipped with 2 washers and 3 dryers. All have been purchased some time in the last 3 years. There is also a large clothes line dryer for conserving electricity when weather permits. The laundry area has 2 large sinks and plenty of shelving to hold supplies and equipment.
II-13 MAINTENANCE / STORAGE FACILITIES
Adjoining the laundry area is a tool storage area. This room also holds the cages where the 5 parrots are kept for the night under lock and key for their protection. All tools and equipment will remain.
II-14 ADMINISTRATION OFFICE
Behind the reception area there is a fully equipped office with desk and computer equipment where all administrative functions are carried out. It has its own private bathroom. The office area also provides storage for some equipment, food and supplies for the hotel breakfast and Cafe del Sibu.
II-15 GENERAL EQUIPMENT
The following equipment will remain with the hotel: refrigerator in the rancho, stove, griddle, waffle maker, 2 bread machines, all equipment for preparing and serving meals, 1 gas grill, 11 tables, 30 chairs, refrigerator in owner’s suite, refrigerator and stove in the Condo, Coke machine, 3 televisions. |
III. BUSINESS DATA
III-1 LODGING REVENUES
100% Occupancy Lodging Revenue – $365,000 Annual. This figure is based on having a 100% occupancy of the 11 rooms that presently make up the hotel at current room rates. Considered in this amount is the difference in prices from High Season to Green Season. However, this DOES NOT reflect the increases in rates during Peak Season which is Christmas and Holy Week.
III-2 ADDITIONAL SOURCES OF REVENUE
- Real Estate Sales – the front veranda of the Casa Blanca has proven to be an incredible real estate closing tool. The comfort and relaxed atmosphere allows for easy conversation and developing sales opportunities
- Coffee Shop/Restaurant sales – The high speed, wireless network attracts a great deal of outside clients.

III-3 TOURIST GUIDE BOOKS – Great Customer Source
Hotel Villa Casa Blanca has earned a great reputation in all of the books such as Fodor’s, Frommers, Lonely Planet, etc. Because of the write up in these books, the hotel maintains a large percentage of “walk-in” customers for which there are no commissions to be paid. |

III-4 BREAKFAST
Our famous breakfast buffet is one of the things that has contributed to the homey reputation of Hotel Villa Casa Blanca, especially in the tourist guide books. It is a complete breakfast, served buffet style on the veranda overlooking the ocean. Bread is made daily in 2 bread machines. Breakfast consists of: fresh fruit, homemade bread, juice, jellies, eggs, gallo pinto (local breakfast specialty), pancakes, waffles, cereal and all the coffee the guests can drink.
The 2 cooks arrive at 6:00 a.m. to begin preparations. Breakfast is served from 7:30 to 9:00 a.m. When the staff finishes the breakfast clean up, they begin their duties cleaning the guest rooms. |

III-6 ACCOUNTING SERVICES
The continuity of the bookkeeping and accounting services is provided by our accountant who has been with the hotel almost since inception. One of the receptionists is in charge of organizing all receipts and income reports and passing on that information to the bookkeeper each month. The bookkeeper then prepares all internal reports as well as sales tax, hospitality tax, and other pertinent reports including the end of year reports.
III-7 TAXES
The accountant prepares the hospitality tax reports for ICT (board of tourism) and Hacienda (sales tax division). Hotel Villa Casa Blanca is current with all taxes. A statement to that effect will be provided at closing.
III-8 HEALTH PERMIT
The hotel was awarded a 10 year permit in 2005.
III-9 BUSINESS LICENSE
The “patente” (business license for the hotel) is current. It is paid yearly (approximately $250/year) |
III-10 CAFE DEL SIBU
During high season (December to May) the hotel offers coffee shop services on the veranda where they serve all types of coffees and espresso, delicious desserts as well as light fare such as sandwiches and salads.
During low season, coffees and espresso are served with desserts. The espresso machine is a high quality, commercial type.
The hours of service are 10:00 a.m. to 4:00 p.m.
The present configuration certainly allows for the possible expansion of a full service restaurant. The comfortable, homey atmosphere lends itself to developing many types of specialty offerings from this location. |
III-11 STAFFING
Personnel, currently, is as follows:
- 2 receptionists who cover the desk from 7 a.m. to 10 p.m.
- 1 gardener who is in charge of maintaining the gardens and cleaning areas surrounding the hotel.
- 1 maintenance person who works on call.
- Manager: At the moment, the hotel's owner is the full time manager.
As is customary, all employees will be liquidated at time of closing. All vacations, aguinaldo (year-end bonus pay), and cesantia (severance pay will be paid in full.
Payroll averages $1,800.00 per month. Differences are due to the variances in staffing during high and low seasons.
III-12 CAJA (equivalent to US Social Security)
The Caja is current and will be paid in full at time of closing.

III-14 AIRPORT ACCESS
The hotel is located within 30 minutes from Daniel Oduber International Airport in the city of Liberia. This airport is serviced by most of the large airlines such as Continental, Delta, American, etc. There are direct flights to many US cities now. The planned expansion of the airport is already underway. The international symbol for the airport is LIR.
III-15 SIGNAGE
There are 6 signs indicating the way to Hotel Villa Casa Blanca from the local international airport (30 minutes away). Rental on 4 of the signs is $100 annually. The large billboard by the airport is $650 per year. The others have no charge.
III-16 GENERAL COMMENTS
- There are no mortgages or outstanding debts against the hotel.
- There is a set of drawings for the possible expansion of the hotel.
- All taxes are up-to-date.
- A restaurant could be easily located on the premises.
